The Best AI Tools for Commercial Real Estate Brokers in 2026

By Casey Krueger, Founder & CEO, BrokerHQ · Published May 21, 2026 · Last updated May 21, 2026

    TL;DR

    • Most "AI for real estate" tools are ChatGPT wrappers; a few do real work. This is the honest field guide.
    • Tools are grouped by job-to-be-done, not vendor size: prospecting, outreach, listing marketing, property data, CRM, call analysis, and general AI.
    • The 2026 default stack is four layers: one prospecting and intelligence tool, one outreach tool, one CRM, and one general AI subscription.
    • You don't need a tool from every category. You need one good tool per layer.
Best AI tools for CRE brokers in 2026

Every CRE broker now gets pitched a dozen "AI for real estate" tools a quarter. Most are wrappers on top of ChatGPT with a fresh logo and a price tag. A few are doing real work.

This is a working field guide to the AI tools that are actually shipping value in commercial real estate in 2026, organized by the job they do. We're a vendor (BrokerHQ, number one on the list, but skip it if you want), and we built this because the honest comparison didn't exist anywhere else.

No sponsored slots. No affiliate links. If a tool is here, it's because it does a real job for a real broker.

    How to read this list

We've grouped tools by job-to-be-done, not by vendor size. The seven jobs are:

    1. Tenant prospecting & deal intelligence
    2. AI cold calling & voice outreach
    3. Listing marketing & sales collateral
    4. Property data & comps
    5. CRM & pipeline (with AI features)
    6. Sales call analysis & coaching
    7. General-purpose AI for research & writing

For each tool we cover: what it is, who it's for, what it costs (when published), and the honest catch.

Entry 1: BrokerHQ (full disclosure: this is us)

    Tenant prospecting & deal intelligence

    What it is
AI-powered tenant prospecting platform. See how BrokerHQ surfaces lease maturities, expansion signals, distress patterns, and public-filing data so you know which companies to call before anyone else does.
    Who it's for
Tenant reps, investor reps, business-development brokers, anyone whose job starts with "who should I be calling next quarter?"
    Pricing
Published tiers on brokerhq.ai/pricing, from $0 to $5,999 per month; founding members lock their rate for the life of the subscription. 30-day free trial on Pro, no credit card.
    The honest catch
We're young (2024). Company data from SEC filings is national; property, permit and licence depth is Puget Sound today, with further metros added one jurisdiction at a time. Office, industrial, retail, life sciences and flex are in production; multifamily and hospitality are roadmapped, not shipped.

    Entry 2: Terrakotta

AI cold calling & voice outreach

    What it is
AI voice agent that runs outbound phone conversations at scale, designed for CRE prospecting.
    Who it's for
Brokers who already have a high-quality prospect list and want to compress dial volume.
    Pricing
    By quote.
    The honest catch
AI dialers are only as good as the list you point them at. Pair with a prospecting tool (like ours) so you're not burning AI minutes on cold rented lists.

    Entry 3: Buildout

    Listing marketing & sales collateral

    What it is
The category leader for CRE listing marketing: offering memorandums, flyers, broker websites, email blasts.
    Who it's for
Listing brokers, sell-side brokerages, anyone whose job is putting deals in front of more eyeballs.
    Pricing
    By quote.
    The honest catch
It's a marketing tool, not a prospecting tool. If your problem is "I need more deals to market," Buildout doesn't solve that: it amplifies the ones you have.

    Entry 4: CoStar

    Property data & comps

    What it is
The long-standing property database of record in CRE: ownership, comps, building specs, lease abstracts.
    Who it's for
Listing brokers, appraisers, researchers, anyone doing property-level research.
    Pricing
    By quote (typically four-figure monthly).
    The honest catch
Deep on properties, lighter on tenants. If you're prospecting tenants, you'll be working around it. Pricing is opaque and procurement cycles are long.

    Entry 5: Reonomy

    Property data & comps

    What it is
Property and owner intelligence platform; widely used by investment sales teams to find off-market owners.
    Who it's for
Investment sales brokers, capital markets teams, off-market sourcing.
    Pricing
    By quote.
    The honest catch
Strong on owner contact info, lighter on tenant-side intelligence. Pair with a tenant-side prospecting tool for full coverage.

    Entry 6: Apollo.io (or ZoomInfo)

    CRM & pipeline / B2B prospect data

    What it is
Generic B2B prospect data with AI-drafted outreach features.
    Who it's for
Brokers who want broad B2B contact data not specific to CRE.
    Pricing
Apollo from $59/user/mo; ZoomInfo by quote (typically high four-figure monthly).
    The honest catch
Not CRE-aware. You get phone numbers and emails for a company; you don't get lease maturities, distress signals, or CRE-specific intent data. Useful as a contact-info layer; not a prospecting tool on its own.

    Entry 7: ChatGPT / Claude / Gemini (general-purpose AI)

    General research & writing

    What it is
Conversational AI assistants. Good for drafting emails, summarizing public filings, brainstorming pitches, and one-off research.
    Who it's for
    Every broker.
    Pricing
$20/mo per user (ChatGPT Plus / Claude Pro / Gemini Advanced).
    The honest catch
They don't have a live data layer for CRE. Don't ask them for current lease maturities or comp data, because they'll make things up. Use them for writing assistance and structured reasoning; use a real CRE intelligence tool for data.

How to think about your stack

If you're starting from zero, the 2026 default stack for a working tenant-rep or business-development broker is:

    • One prospecting & intelligence layer (BrokerHQ or equivalent): answers "who do I call?"
    • One outreach execution layer (Terrakotta, manual calls, or both): answers "how do I reach them?"
    • One CRM layer (HubSpot, Salesforce, or a CRE-specific CRM): answers "where am I in the cycle?"
    • One general AI subscription (ChatGPT Plus / Claude Pro): answers everything else.

You don't need a tool from every category on this list. You probably do need one tool from each of those four layers.
