AI & Brokerage Workflow
How AI Agents Automate CRE Deal Management in 2026
By Casey Krueger, Founder & CEO, BrokerHQ · Published May 30, 2026 · 8 min read

Every CRE vendor now uses the phrase “AI agents.” Most of the time it is doing a lot of unspecified work. So here is the honest version for tenant-rep brokers: what is actually automated in a deal-research workflow in 2026, step by step, and where the genuinely autonomous parts still end.
Where the manual time actually goes
Before automation, the time-expensive parts of deal management are research and coordination, not the broker’s judgment. Pulling a company’s filings, finding the lease maturity, mapping who you know there, drafting the first outreach, and remembering to follow up. None of that is the high-value part of being a broker, and all of it eats the week. That is the work AI is removing first.
The workflow in three steps
Step 1: Ask Live today
You ask a plain-English question or open a watchlist. For example, “Top 5 tech companies in Seattle with leases expiring in the next 24 months.” There is no query language to learn. This is live in BrokerHQ today.
Step 2: Answer Live today(research + surfacing)
A sourced brief comes back: lease maturities pulled from public filings, executive changes, license filings, and your warm contacts mapped in, with every claim linked to the record it came from. Opportunities are ranked each morning rather than searched. The reading of the filings and the surfacing of what matters is the automated layer that works today.
Step 3: Act Partly live, partly roadmap
Live today: a first-touch outreach email drafted in your voice, a call script, and the supporting brief, ready for you to review and send. On the roadmap: fully autonomous follow-up sequences and agents that manage multi-step coordination across a deal without a human in the loop. That end-to-end autonomy is where the whole industry is heading, and where most “AI agent” marketing overpromises today. We would rather tell you it is coming than claim it is finished.
What is automated today vs what still needs you
Automated today: reading filings, tracking executive and license changes, ranking opportunities, mapping contacts, and drafting outreach. The research analyst’s overnight work. A concrete example: AI lease abstraction now runs at 98-99% accuracy versus a human (Morgan Stanley’s Ronald Camden, 2026) and cuts a 2-3 hour-per-lease task to minutes (Propmodo), a vendor-reported claim worth testing yourself.
Still yours: deciding which opportunity to chase, reading a landlord’s motivation, judging a client’s real risk tolerance, and pressing send. The tool clears the runway. You still make the call, and you still own the relationship.

Why this matters in the 2026 market
The 2026 office market is running on more, smaller deals (U.S. office leasing hit its strongest quarter since 2018 on transaction count, not deal size, per CoStar). And adoption is already near-universal: 83% of CRE brokers now use AI in some form (Buildout 2026 DNA of CRE Broker Report), and 92% of corporate occupiers are running AI programs, up from under 5% three years ago (JLL 2025 Global Real Estate Technology Survey). The catch is that usage is wide but shallow. Covering more opportunities at the same quality is the job, and automating the research layer is what makes that volume survivable without cutting corners on the work clients actually judge you on.
The honest take on “agents”
If a vendor tells you their AI agent fully runs your prospecting or your deals today, ask for the demo with your own data and watch where it breaks. The working reality in 2026 is powerful but bounded: AI does the research and the first draft extremely well, and the autonomous, end-to-end pieces are still maturing. The numbers back the caution: only 5% of CRE firms report achieving most of their AI goals (JLL, 2025), and only 5% of professionals trust AI enough for an actual deal decision (First American/DealGround, April 2026). Adoption is not the same as trust, and trust is what a deal runs on. A tool that is honest about that line is more trustworthy than one that isn’t.
The bottom line
AI agents in CRE are real where it counts today, the research, surfacing, and drafting that used to cost you the most time, and still emerging where the marketing runs ahead, the fully autonomous management of a deal. BrokerHQ automates the part that works now and is transparent about the part that is coming. That is the only version of “AI agents” worth paying for.
